Firstly, no - you cannot lockout a tenant.
If a tenant won’t leave your rental unit after the tenancy has ended, it is called ‘overholding’ . There are specific steps you have to take to remove them:
1. Apply for dispute resolution with the RTB to request an Order of Possession
2. Serve the tenant with a copy of the Order of Possession if your application was successful.
3. Wait for a 2-day review period to expire (this is a period of time for the tenant to oppose the order).
4. Take the Order of Possession to the BC Supreme Court and get a Writ of Possession
5. Use the Writ of Possession to hire a court-approved bailiff to remove the tenant and their belongings.
